Check Out Our River Ranch Properties
River Ranch is located in Central Florida, unincorporated eastern Polk County. River Ranch consists of over 70 square miles of the most desired and largest recreational areas in all of Florida.
In the 1960’s, a now defunct land developer divided the vast area of sugar sand, trees, swampland, and more into thousands of parcels for a future community which never developed. All these land owners formed the River Ranch Property Owners Association (RRPOA). With annual dues of $155, land owners have access to this private area consisting of a staffed front gate, monthly meetings, events, hunting area, thousands of miles of trails, parking/loading/unloading area, temporary camp section, and more.
River Ranch has two types of properties owners, camping area owners and hunting area owners (access deeds). Camping area ownership gives you your own designated lot that is your private property. No permanent structures are allowed, no power, and no water. Some camps have been here more than 30 years with wells and a combination of solar and generator power. Some lots have been fully graded with fences placed around their private campsite. Hunting area ownership (access deeds) does give you a legal deeded piece of property but it is in the hunting section of River Ranch. camp setups are not allowed but you have access to all the other amenities of River Ranch for a fraction of the price including the temporary camping area. The hunting area is open 24/7 and is full of trails and more. During hunting season access to the trails in the hunting area of River Ranch should be limited to hunters only.
